EXPERIENCE
Condev
is well versed in Master Planned Communities, Planned Unit
Developments, Community Development Districts (CDD) and
bond financed public infrastructure improvements. Most notably,
a member of Condev’s management team was involved in the
creation and implementation of the Lakewood Ranch Stewardship
District (LRSD). LRSD is the state’s first multi-county
Stewardship District and will be the new taxing district
for Schroeder-Manatee Ranch’s (SMR) 21,000-acres in Manatee
and Sarasota Counties. Currently, a Condev-affiliated company
represents the shareholders/owners of two master planned
communities within SMR: Lake Club and Country Club East.
The infrastructure for both Lake Club and Country Club East
are bond financed public infrastructure improvement projects.
Additional related special district experience includes
bid qualification, awarding of infrastructure contracts
and Board of Supervisor seats for CDD’s.
Robert
Gardner, co-founder and Chairman of Condev, has also served
as Chairman of the Board of SMR for the past 10-years. During
his tenure SMR has successfully entitled three Developments
of Regional Impact with plans for additional DRI’s. A Condev
affiliated company also represents the shareholders/owners
of two master planned communities located within SMR’s Cypress
Banks DRI. These projects, Lake Club and Country Club East,
total nearly 2,000-residential units on 2,500-acres. Lake
Club and Country Club East involved significant entitlement
constraints including transportation, utility and school
concurrency related issues.
PERSONNEL
AND ABILITY
With
its corporate headquarters located in Winter Park, FL, and
construction offices in Brevard and Polk Counties, Condev
is well located to service its target market; namely, the
I-4, I-95 and I-75 corridors of Central, South and Southwest
Florida. In addition to the above-referenced staffed offices,
because of Condev’s current involvement in certain Southwest
Florida projects, Condev has office access in Sarasota.
Condev’s
personnel have the necessary capabilities, experience and
professional background to successfully manage any real
estate entitlements and construction. Jim Park, a Professional
Civil Engineer is the primary construction manager and point
person for all activities. His experience in planning, design,
entitlements, permitting and construction provides the direct
feedback and direction to audit and implement a project’s
needs.
