Currently,
Condev affiliated companies are providing professional management
and owner’s representative services for the following projects:
Country
Club East – Sarasota, FL
• Part of Cypress Banks DRI within Lakewood Ranch, a 21,000-acres
master planned community in Manatee and Sarasota Counties.
Lakewood Ranch consists of three approved Developments
of Regional Impact (DRI’s) and has plans for several more
additional DRI’s.
• 851-acres with 898 entitled single family and multi-family
units
• Upon completion $54,800,000 of Special Assessment Revenue
Bonds will be issued for District infrastructure improvements
including drainage and stormwater management systems,
potable water and sanitary sewer systems, irrigation facilities,
landscaping, lighting, decorative walls and fences
• Internal roadways and the amenities consisting of an
18 hole golf course and country club, tennis and swim
facility will be funded privately
• Condev serving in an asset management role for the owner
Lake Club – Sarasota, FL
• Part of Cypress Banks DRI within Lakewood Ranch, a 21,000-acre
master planned community in Manatee and Sarasota Counties.
Lakewood Ranch consists of three approved Developments
of Regional Impact (DRI’s) and has plans for several more
additional DRI’s.
• 1,536-acres with 1,090 entitled single family and multi-family
units.
• Upon completion $95,830,000 of Special Assessment Revenue
Bonds will be issued for District infrastructure improvements
including drainage and stormwater management systems,
potable water and sanitary sewer systems, irrigation facilities,
landscaping, lighting, decorative walls and fences
• Internal roadways, a community sales information center
and amenities consisting of a 30,000-square foot clubhouse
and resort style pool will be funded privately.
• Condev serving in an asset management role for the owner
Saddle Creek Community Development District Phase
1 (a.k.a. Silver-Bartow Development) – Bartow, FL
• Part of Saddle Creek master planned community located
on US 98, three miles south of the Polk Parkway. Saddle
Creek consists of 1,677 approved single family units and
250,000-square feet of commercial
• Condev served as a member to the bid qualification team
for the site work contract associated with the commercial
component of the project to be funded through the Saddle
Creek Community Development District.
Meadowlakes (a.k.a. Ebersbach) – Auburndale, FL
• Located on the Polk Parkway, 2-miles south of the I-4
and Polk Parkway interchange
• 1,320-acres with 1,926 approved single family and multi-family
units, 125,000-square feet of Neighborhood Activity Center
and 75,000-square feet of Industrial
• Condev serving in an entitlement and construction management
role for the owner
McIntosh Highlands – Brevard County, FL
• Located at the interchange of I-95 and CR 5A in Northern
Brevard County
• 856-acres with 1,042 approved single family units
• Condev serving in an entitlement and construction management
role for the owner
La Valencia (a.k.a. Tree O Groves) – Polk County
• Located in the Town of Dundee, 2-miles east of US 27
• 100-acres with 330 approved single family units

• Project consists of improving 2-miles of collector road
with a budget of $3,000,000
